Planning Board Reviews 384-Unit Senior Housing Plan for Former Heather Hill Golf Course

PLAINVILLE — December 4, 2025 — Plainville planners got their first look at a proposed 384-unit senior housing development on the former Heather Hill Golf Course. Developers presented the 210-acre project to the Planning Board at the December 4 meeting, describing more than 100 acres of public open space, a resident clubhouse with a pool and pickleball courts, and internal roadways designed to accommodate emergency vehicles. The 55-and-older development would be built in phases and is designed to connect to the town water system — a point that drew immediate concern from at least one board member, who noted that Plainville's new municipal well and water treatment plant are not expected to be fully operational until 2028. "You guys gotta be in it for the long haul, because it's not gonna be easy," the member said. Developers plan to return monthly through at least February 2026 to present detailed breakdowns of individual project components.
